Why HIPs don’t have to delay your sale
A Certificate of HIP Instruction is a useful tool for speeding up the process of selling your home.
Since December 14, 2007, all residential homes sold with vacant possession must be accompanied by a Home Information Pack (HIP).
A HIP contains all the usual information relating to a sale — such as the standard searches and evidence of title — as well as new forms of information, such as an Energy Performance Certificate.
Inevitably it all takes some time to prepare — but this need not delay your marketing plans.
As soon as we are instructed, we can provide the selling agents with a certificate confirming that the HIP has been requested. This can be supplied within two days and gives us a 14-day window in which to prepare the full HIP documentation.
